Nice river, poor management
We arrived at the “resort” the first evening with the lights still on in our room before we even entered it. In the toilet was an unflushed toilet containing urine. When we informed the front desk, we were asked “do you want us to come flush it for you?” The coffee maker was also broken with no replacements available. The breakfast was not complimentary but it was hot and the portions were good. The river behind the rooms was nice.

My wife and I had a 4 night stay here and were pleasantly surprised and happy with our choice. I was looking for value, location and cleanliness. It is a bit dated but the room was clean, spacious and had a balcony right next to the brook. It also has a fireplace but the weather didn't warrant that. They serve a nice breakfast ( eggs, bacon, sausage, biscuits and gravy, pastries, milk, juice and coffee all for $5 a person. It's located about .3 tenths of a mile to the main strip in Gatlinburgh but the trolley stops there as well. So I found this to be quite the bargain and would definitely stay here again. I did see there are negative reviews on here but I can only relate my experience and it met my needs quite well.

We are here for 12 days working, Wi-Fi did not work it said too far away, elevator only worked part time, ice machine did not work and our building, after being here 10 days I finally had to ask them to change the sheets, they had two kids doing the rooms, I only got shampoo one time only after asking for it, Only got fresh towels occasionally, bees nest right outside our door I asked them twice to remove it and they still have not, my husband is allergic to bees, I called the office three times to speak to a manager and was told it was his day off each time I called, definitely would not recommend this place it is dirty they don’t clean your rooms the rooms smelled and I ask for some air freshener and they said they did not have any.

Clean, comfortable rooms with balcony views of a small river
We have stayed in 8 different places around Gatlinburg and Pigeon Forge over the years, and this is our favorite. We use hotels as our base and hike in the Smokeys during the day.
This hotel room was large, with ample seating inside with a wood burning fireplace, and chairs on the balcony to enjoy the river views and sounds. We felt safe on the grounds and secure in our room. The rooms are clean and well insulated against the sound of others.
We booked late and this was the highest rated place left at our price point. When we return to Gatlinburg to hike, we will be staying at the Brookside Resort.
