Nice location, many amenities but could be easily improved

Detailed review for F1 unit- For highlights skip to the end: We want to be fair in this review as we did enjoy many parts of our stay. We also want those who may book to know some issues we had as well. My husband and I just stayed 3 nights in the River Stone portion of this site. We had a late check in which was convenient since the office hours are not 24/7. I had some trouble with the key which worried me at first since there isn’t front desk staff at night. We got the key to work by pulling it back a bit and turning. At first glance the unit looked nice, with vaulted ceilings and fireplace. The unit’s decor is a bit dated, VHS tapes on on the bookshelf, despite their being no player for them, and there are torn apart card games like uno on the shelf. The bedroom had a large CD player above the bed, which some may appreciate, but I found a bit odd. It wouldn’t take much to update the decor in these units to make them feel a bit nicer as the bones are good. The tv stand in the bedroom is a old set of drawers that when opened had random junk in them. On further review, the cleaning of our unit had been quite lacking. Crumbs large and small in the kitchen, coffee machine with grounds all over it, food remnants on the dishes. The photo hanging on the wall in the living room had been knocked down and it was haphazardly hanging back on the wall. The remote controls were gross with crusty stuff in between the buttons. Definitely not sanitized for our protection like we have experienced at other lodging. We made the owners aware of this the following morning, and to their credit, they offered to have someone clean it again. We declined this as we didn’t want to have someone in our room with all of our stuff given the current environment, so we cleaned ourselves the best we could without cleaning supplies and made sure to rewash any dishes before we used them. I also decided to open the back of the frame that must have been knocked down to reposition the photo inside so that it was within the matting. Makes you feel a bit better being in the space when it looks well kept. The fireplace is quite nice and easy to use, the location is right by RMNP, and if you are staying for a while, having a dish washer, and washer and dryer is nice (although the dryer didn’t work very well and no detergent was provided in our unit if you wanted to run a load). We enjoyed the jacuzzi tub in the rooms for the lavender bath oil provided. The full sized fridge was nice but makes annoying noises at times while seated on the sofa next to it trying to watch a movie. The staff was very nice (with a sweet doggy greeting you on the desk). They are very friendly and they accommodated our late checkout on a Monday, which was helpful for us. Also, they honored a special that was listed on their site when I inquired while booking over the phone. This made the price reasonable compared to similar spots. We were a bit annoyed that we had to park about a block away one night due to some of the units having guests, which was aggravating considering it was a fairly cold walk to our unit. It would be a good idea to label and assign spaces for the units. Also, just for reference, the units face the stream, and on the other side of the stream is the road to Rocky Mountain National Park, so there is a decent amount of traffic in the direction you are facing. Not an issue for us, I just envisioned the view facing the river and on the other side of that having forest. If you are sitting on the porch you are able to see the cars driving by, which isn’t too noisy and we could not hear the traffic from the bedroom in our unit. At checkout my husband spoke to the owner about the cleaning issue for a second time as the owner had previously mentioned they might be able to give us a slight discount for this issue, which made sense as cleaning is normally built into the price. Unfortunately that was not the case (possibly because of our initial discount). They offered a discount on our next stay, but given the scare with COVID and the lack of cleanliness in our room and the fact that the owners weren’t wearing masks at the check in counter either time we spoke, it didn’t make us feel great as guests. We would possibly come back after the virus dies down, but not until then. In summary, it’s a nice place, with nice people and great location with proximity to the park, but not a big focus on sanitation, cleanliness or updating their units. Would give 3 1/2 stars if it was possible as we did enjoy several parts of our stay, but our particular experience felt more “average” than “very good”.

I travel just about every week for work and have stayed in many hotels and resorts from 1 star to 5 star. In addition, my wife and I own several 2 & 3 bedroom condos on the beaches of Florida that we self manage and rent for weekly family vacation rentals. We stayed here in early Jan, 2021 for a couple days to celebrate out 40th anniversary. The original reason we picked River Stone, was they just replaced all their outdoor gas BBD grills with new ones. My wife has celiac disease & we are normally not able to use the outdoor grills. The grill was great and we were able to cook and enjoy an amazing steak dinner for our anniversary. The kitchen was well stocked and clean. The gas fireplace was very nice and the TV was large and had a great picture. The unit is on Falls River, which is frozen this time of year, but we enjoyed sitting on the bench on the river in the mornings. Brian & Cyndi are the owners of the management company for River Stone and live on the property. They were very helpful and responsive to our needs. We did have a couple of small issues, but nothing to take away from our great stay in the Rocky Mountains. Hope we are able to return for a longer stay.

This is our go to place to stay in Estes. Great condos. Clean. Has everything you need. Awesome location, close to downtown Estes Park and RMNP entrance. Management are friendly, informative regarding area and very welcoming. We will be returning next year!

Rented a 3 bed rm, 3 bath cabin in Oct 2020. Was a very nice cabin with great layout. Could easily fit 2 couples with kids, we only had 2 adult couples, & it was fantastic. Great location to RMNP, beautiful surroundings, easy access to Estes Park. Its a little pricey, but, worth it to me.

Our second time staying at this wonderful resort. The hosts are very accommodating and the location is spectacular. A running river out the door and a deck to sit and enjoy it. I would highly recommend!
