Overpriced, misrepresented and poor customer service

We NEVER received our check-in instructions. After 3+ hours of no response to multiple messages and calls to the host, I had to call VRBO. After 30+ minutes on the phone, VRBO finally reached the host who then called me (very rude, evasive, not helpful, a bit sketchy). Since we could not get the key to our tent until almost 4 hours after check-in time, we paid for an accommodation we could not access for our full reservation. Management had no sense of appropriate customer communication or proper customer service whatsoever. This $$$ place ($400/night) was gravely misrepresented as a “waterfront cottage” boasting amenities half-built and over sold in their quality and comfort. This it is NOT ‘waterfront’ - you can’t see any water from the tent door - the water is off-site and in the middle of a rock quarry. It’s not a “cottage” by any stretch of the imagination- it’s a tent on a platform with no couch to sit on or running water or basic amenities including even a simple mirror or sink to spit your toothpaste. There were no bathrooms in the compound with flushable toilets, sinks or running water. The only “bathroom” available near our tent was a porta-potty that had not been serviced in quite awhile (was 3/4 full). The showers were merely hand-held pressurized cold water garden hoses. In the canvas tent, there was an open flame workshop-style gas heater - a serious fire, safety and carbon monoxide hazard (I woke up with major headache). Ultimately, this should’ve been $100/night max - not $400. Stay at a KOA instead!

This site is set right next to an active rock quarry which was in operation into the night. It was very loud. It was a challenge to sleep. Other promised amenities were not available - the hot tubs and saunas were not working. The "running water" listed on the website is really just a shower with cold water pumped in. The toilets are pit toilet style...except you have to walk up some stairs to get to it. And the bathroom closest to our tent wasn't even installed yet. No sinks anywhere, so you'll be brushing your teeth and washing your hands in a cold shower or just staying dirty. Edit: a few hours after I wrote my review, they updated their website to remove the FAQs mention of bathroom facilities. Interesting. Do not waste your money here. It's not ready for guests.

In terms of the RV park, this is a scam. No valid signage roadside so took a while to find. We pulled into a fairly barren gravel wasteland beside a gravel pit and wandered about trying to find an office. Signage was absent. We were approached by a VERY pleasant young lady who informed us that she would check us in. When I signed up a month ahead for this spot I understood from the website and reservation process that it had electrical and water. I was informed that the water was at the office, which in turn was a converted apartment in an apartment building located near the RV park which housed seasonal workers. The "waterside" premium spot was located beside a stream that was approximately 6 feet wide and was blocked to access by weeds and sapling trees. I was then informed that the advertised facilities of showers, bathrooms and hot tub were all non-functioning. The available bathroom was a single outhouse which she advised was "not" used by the workers. Also there were no laundry facilities, again a contradiction to advertised services. She did offer to allow us to use the washers and dryers in the apartment building which were used by the tenants there. When I checked them 2 out of 4 of each appliance was broken. I feel bad for the poor manager who really seemed at a loss. She seemed poorly informed by whomever owns this pace as to what is advertised on the website, and to repair/ baseline conditions of this place.

I reserved a glamour tent. I showed up at 2:45pm for check in. They had me wait until 3:30pm. I was then shown a shower facility. I was then brought to a rude man that offered me a hotel room, or a cabin with no blinds he said. It was very awkward. He then implied I was to blame for the lack of preparation or unexpected changes because I had made my reservation without enough time to prepare. He then said he would refund my money and then charged me a cancellation fee of $183.34. It was not as advertised.
